The Northern Virginia Gold Coast, like the rest of the Metro area, is a buyer's market. 5-10% off list price will be normal for buyers to negotiate with most sellers who have benefited from the last seven years of appreciation.  

2006 was a transition year for all real estate in Northern Virginia including McLean.

Prices decreased on the average 8%.  2007 will be flat with possibly a little appreciation. Look  for 2008 to regain itself with 5-7% appreciation.
