Want to know what your home is worth?  Sellers - receive a free, no-obligation Comparative Market Analysis (CMA) when you mention this website.  In listing a home it is most important to take into account what is called the Comparable market analysis, or CMA, which is the comparison of your home to other homes in a development.  The CMA includes:

  1. Location of the home
  2. Conditions of the home (cosmetics, appliances and overall utility)
  3. Lot size
  4. Curb side appeal
  5. Inflation factor (The time lapse from one sale to another)
  6. Supply & Demand

After these considerations have been made a price can be established, a brochure made for the property.
(A plat plus an itemized list of the amenities per floor should be made) a "Brokers Open" to determine price sensitivity and interest, a mailing to the neighborhood to see if neighbors might know of someone who wants to move in. Sunday open to let the public in to view the home. All or any of this is optional to the seller comfort level.
